Yesterday and today have been crazy for me at work. I sometimes think that people assume that Realtors just throw a sign in the yard, hang out at some open houses, and get paid. I WISH! Due to the offer submitted (and accepted) on the New Prague home on Saturday, I have been up to my ears in paper work. We have to get mortgage, title, and both sides on board for close date, time, and site. Then we have to get through the inspection. (I am waiting to hear on those results.) Once we are through inspection, we will have one final hurdle-- appraisal. Appraisal has come to be one of the largest concerns. Representing the seller, we definitely want to get the highest price for the home possible. (Obviously, representing the buyer you want the complete opposite.) However, in this market, there have been many instances when a house cannot appraise for the offer price. (Unlike a couple years ago, where the appraisal-many times- would just be the purchase price. One of the many reasons why we are where we are.) Don't get me wrong- this is a very exciting time for all. It is also the time when emotions surface, tempers are tested, and expectations are realized. It just makes for a busy couple days.
On the buy end we face a different problem. With short sales and foreclosures come another set of skills. At this moment, I have a buyer waiting anxiously to hear back from the bank on a short sale. We have been waiting for weeks and the bank had just been giving us teasers. (You'll have it in two days, next week, tomorrow, etc.) It breaks my heart to see the buyer have to go through so much just to buy a house he/she loves and the seller want to sell them. Another instance when too many cooks in the kitchen can ruin the deal. (I know, I changed it a bit.)
With all this going on at work, Aidan actually enjoys life a little more. He got to go to daycare yesterday and play with his friends. He was pumped! I tutored ACT yesterday afternoon as well, and he got to go chill with Uncle Jeff too. It was a fun day for him.
On a completely unrelated note- Today is T-ball day again. Wish us luck in actually playing T-ball and NOT rolling in the grass. One can only hope-right?
